Prinsengracht 1016 JA

Lovely and lovingly-maintained three bedroom, two bathroom canal house with au-pair space of approximately 185m2 situated on a unique, very central location on the corner of 2 picturesque canals – the Prinsengracht and Passeerdersgracht. The property features lovely wooden floors, characteristic ceiling beams, a charming gable and lovely views of the canals as well as the Westerkerk church, and on the other side a view towards Leidse neighborhood. It is one of the few Amsterdam canal houses with two “pothuizen” (extensions) – one facing each canal, one of which has it’s own front door, which gives access to an atmospheric, independent room connected via a door to the kitchen.

Basement: Kitchen with marble floors and wooden beamed ceilings. The kitchen is fitted with various appliances. Via a door from the kitchen one enters into a small self-contained bedroom with a convenient countertop and closets with washbasin and connections for a washer and dryer. Because you can also enter the building via in the basement through the “pothuis”, this room is also well suited as a separate space for a live-in au-pair, or independent family member.

Ground floor: Entrance from the Prinsengracht into the space on the ground floor with lovely marble floors and exposed beams – this space is ideal as dining room. Mezzanine, often in use as a library with a nice fireplace with lovely mantlepiece. From the Passeerdersgracht you also have access to the mezzanine. On the ground floor there is also access to the guest toilet.

First floor: Via stairs from beside the front door one enters the cozy living room – again with exposed beams, beautiful wooden floors and monumental fireplace with beautiful “oude witjes” (original white tiles). Flooded with light from the numerous windows on 2 sides and overlooking the canal, this floor serves as a lovely lounge.

Second floor: Large bedroom with built-in wardrobes on two sides, new bathroom with walk-in rain shower, toilet, modern sink and accessories.

Third floor: Second bedroom with fitted wardrobes and new bathroom with shower, modern sink and toilet.

Attic floor: This space is accessible from the third floor via an easy set of stairs. This space can easily serve as a third bedroom and offers a nice view over the Prinsengracht. You will also find a good storage space here as well as a Nefit Ecomline HR CV-combi boiler / large water heater.

Parking
Parking via the licensing system (Center 2). Surprisingly, there is currently only a short waiting period to get a parking permit in this part of Amsterdam. With an overflow permit you can park for as long as you license in another area on the waiting list for a permit in your own area. An overflow permit is a temporary permit and expires automatically as soon as a permit for you in your own permit area becomes available. There is in addition to this of course also paid parking in the area, and intermittent availability of private garages nearby in case this is desired. Please contact us for more info.
